BRZ’s latest project is scheduled to receive a LEED Platinum rating, making it the first residential project in the South Carolina Lowcountry to be awarded that distinction.
Bird Patch Cottage is a 1570 square foot, two bedroom guest home located in the private golf and equestrian community of Spring Island, between Savannah and Charleston on the South Carolina coast. Situated with extensive golf and pond views, the site has been master planned for a 2700 square foot main house and separate garage to eventually complement the Cottage.
The Cottage was designed to meet several goals: to provide comfort and privacy for two couples or a small family for even extended stays; to create a building that attains the highest levels of sustainable construction standards; and to incorporate the levels of fit and finish, openness of plan, and light-filled space that have become the hallmark of BRZ’s work. While incorporating some very modern technology, the Cottage has a comfort and warmth due to its use of traditional Lowcountry materials such as tabby stucco, standing seam metal roof, reclaimed heart pine, plaster, and cypress paneling.
In many projects renewable energy (usually solar) is used to meet LEED goals, in this home BRZ chose a different path to certification: reducing energy requirements in the first place by concentrating on the efficiency of the building envelope, as well as the energy consuming equipment within. The appliances are all “Energy Star” rated, and all of the hard-wired fixtures use LED lamps. All of the structural walls of the home, both interior and exterior, are built with Autoclaved Aerated Concrete, helping insure that the building envelope is highly insulating and resistant to air infiltration.
